What are structural building inspections?
A structural inspection is a thorough evaluation of the structural integrity and safety of a building or a structure. It is typically performed by qualified professionals, such as structural engineers or licensed inspectors, and is an essential step in assessing the condition of a property. The primary purpose of a structural inspection is to identify any issues, defects, or weaknesses in the building’s structural components, such as the foundation, load-bearing walls, columns, beams, roofs, and other structural elements.
Structural inspection process:
- Assess the Foundation: This includes examining the foundation for cracks, settling, or other signs of instability that could compromise the structural integrity of the building.
- Check Load-Bearing Elements: The inspector will examine load-bearing walls, columns, and beams to ensure they are in good condition and capable of supporting the weight of the building.
- Inspect the Roof: The roof is assessed for signs of damage, sagging, or structural issues that could lead to leaks or collapse.
- Evaluate Structural Components: This involves checking other critical components, such as floors, ceilings, stairs, and balconies, to ensure they are safe and structurally sound.

After receiving the report, the building owner will submit the report to the local building department. The building department then determines if the building is safe and either issues recertification or the owner has 180 days to obtain permits to make the repairs. It is recommended that the original inspector performs a follow-up inspection to ensure that all issues have been properly addressed.
